[div]The project is a Market Feasibility and Financial Analysis Study for a Hotel and Indoor Waterpark Resort. The estimate of the property’s feasibility will be used for decision-making purposes to determine whether to develop the Resort. A detailed financial analysis will estimate the projects probable operating performance for an 11-year holding period. In addition to a full financial analysis, the estimate of market feasibility will include recommendations on amenities the property could use to attract additional demand; sizing of amenities; expansion possibilities; and possible franchises with which the property could affiliate.[/div] [br /][br /] [div]An economic Impact Study will analyze the effect that development would have on the community, outlining the benefits associated with the project and projecting both fiscal and economic impacts. Temporary impacts will include jobs and revenues created from the construction of the facility while permanent impacts will be generated by permanent jobs created and ongoing revenues. The town, county, and state will realize new tax revenues generated from incremental visitor spending and additional employment and real property related taxes.[/div]
