Port Jefferson Station Blight Study Urban Renewal Plan

The portion of Port Jefferson Station located south of the LIRR train station along Main Street and the surrounding side streets in Port Jefferson Station is an area that faces unique challenges including vacant homes and businesses, neglected and blighted properties, small parcels, haphazard development, and a lack of investment. Revitalization of this area is a priority and the Town has begun a multiphase planning process, including a Blight Study (Phase I - currently being completed), Urban Renewal Plan (Phase II), and will follow up with a Land Use Plan/zoning amendments (Phase III). Phase IV is the subject of this application and the requested funding would allow the Town to retain consultants to prepare a Generic Environmental Impact Statement including a comprehensive Traffic Impact Study required to adopt new zoning and evaluates impacts of redevelopment under new zoning. Such a comprehensive environmental review as part of the strategic planning process will result in a findings statement and adoption of zoning as deliverables, to provide certainty to the development community and streamline the planning process to encourage private investment and revitalization
