The project converts an existing 2-story, 1960s-era brick masonry office building in the historic downtown Troy Business district to a 4-story multi-use Net Zero energy building. The overall square footage for the building will be approximately 19,760 square feet utilizing the existing building’s footprint and masonry exterior walls. A new mass timber structure will be set inside the existing masonry walls to carry the loads of the 3rd and 4th stories and open up the upper levels which will be surrounded by a storefront glass. The first floor will consist of a leasable 4,150 square foot lounge/restaurant with indoor seating for around 85 guests and outdoor seating for an additional 30 patrons. The second-floor office level would include 3,000 square feet of leasable Class A office space with a reception lobby and a shared 800 square foot conference for the building. The third and fourth levels will house the Troy Offices of Phinney Design Group. A mix of private offices, open office space, conference rooms, lounge and library areas will make up the approximate 8,030, square feet over two floors including a green roof facing Broadway.
