Restorative Infill at 534 Westcott St. is a redevelopment project located in Syracuse, NY. This portion of the Westcott neighborhood operates as a commercial corridor; the 2 block business district consists of shops, restaurants, entertainment venues and other commercial businesses. The site currently consists of a small building occupied by Dorian’s Pizza. The redevelopment will demo the existing building and replace it with a 3-story, mixed-use building consisting of: 7,500 sqft of ground floor commercial spaces, 3,500 sqft of 2nd floor office/studio space and 20 apts on the 2nd and 3rd floors. The developers are working with Syracuse Urban Partnership to recruit entrepreneurial tenants representative of the diversity of the community. The apts are studios, 1- and 2-bedroom units priced for work-force housing, including 4 units reserved for low-income tenants. Tenant created jobs are to total: 20 professional, 18 food service and 8 retail positions. 30 construction jobs are created over the one-year build. These jobs will train the workforce in sustainable building due to the energy efficient design. The project requires a total investment of over $9.6 million.
